The Fire Safety Order came into place on the 1st October 2006 and it replaced and repealed over 70 different previous acts. It applies to all UK commercial premises and the common areas of blocks of flats / apartments and Houses in Multiple Occupancy (HMO’s).

The act highlights the major role of the ‘ responsible person’ and that can be: someone with responsibility for a business premises, an employer or self-employed with business premises, someone responsible for a part of a dwelling where that part is solely used for business purposes, a charity or voluntary organisation, a contractor with a degree of control over any premises or someone providing accommodation for paying guests.

Under the legislation The Responsible Person is required to carry out a fire-risk assessment and put in place, and continue to maintain, a fire-safety plan.
